Mortgage lenders predict 7% rise in house prices
House prices are set to rise seven per cent this year, according to the latest prediction from the Council of Mortgage Lenders (CML).
In February, the CML was predicting that house prices would rise just two per cent in 2006, but stronger than expected increases in the first part of the year have forced the group to more than triple its estimate.
But this is not all good news for homeowners, as the stronger property market is one of the factors that leads the CML to predict interest rates will rise to 4.75 per cent.
This will increase the cost of mortgages, leading to rises in mortgage arrears and repossessions.
And higher mortgage costs will limit house price rises - with the CML estimating the average UK property value will increase just three per cent in 2007.
"The immediate signs are that demand will remain robust over the next few months. But we take the view that confidence and activity are closely associated with interest rate movements and expectations," said Jim Cunningham, CML senior economist and author of the forecasts.
"The small rise in short-term interest rates expected in the second half of this year and the rise in fixed-term rates that we have already seen is likely to result in a modest fall in the level of transactions in the second half of this year, and we expect this to continue into 2007.
"At this distance, prospects for 2008 look brighter.
"The more benign inflation outlook is expected to result in lower interest rates by early 2008. This in turn should support demand from home-buyers and buy-to-let investors and result in firmer house price growth."
