Just wonder what kind of mortgage is better now?

There are fixed, variable, capped, tracker etc. It seems to me that the interest rate maybe go up.

Is five year fixed rate a better choice? how about tracker?

我跟一家公司叫TMS (The Mortgage Service)讨论贷款的选择,他们有所有市场上的房屋贷款商(Mortgage lender)的资料,看了之後,就算是决定要变动(Tracker)或是固定(Fixed)的房屋贷款,也有很多家要选...

今天这一家给你利率低一些,会从别的地方赚回来....

现在,我用另一个方式来思考,给大家参考看看,也请各位给我些建议

我的的房屋贷款(Mortgage)是,两年不变房屋贷款商(Mortgage lender)的情况下,我要最低的价格.也就是说:

Mortgage setup fee (这里面包含valuation fee, reservation fee...etc.)
+
Exit fee (两年後要换Mortgage lender必须付的钱)
+
两年总加起来的月缴


然後,要有10%的Over payment的机会...

我觉得,光看利率的多少会很容易被误导...

原来,有个名词叫做true cost.就是我说的东西...

上面有所有mortgage的比较,采true cost的比法,但是这个不含exit fee.

除非你有PR或者UK passport，否则不是所有的lender都借钱给你的，你最好先问一下谁能借钱给你再作比较

这个俺还真不知道，每次都是LG处理，俺到时候签字。

只知道俺们跟的是EGG, 如果有多余的钱，可以不根据他每月要求的数额付，也就是，可以多付。

不过，怀疑买了房，付了贷款，刨了其他开销，到时候还有没有余钱的可能？

两个人都工作就会有余钱
一个人的话，除非年薪40K以上，否则还是有点累的

AL will go homebuyer survey, I pay for that, so I do not pay for another HBS myself, which is ok.
I did some market research, and found AL use small independent surveyer, if you like big names, you can pay for it yourself.

我马上要换MORTGAGE了, 两年FIX RATE到期了, 用的HALIFAX. 你说的那个EXIT FEE是不是就是REMORTGAGE FEE啊? 你要是找到好的MORTGAGE上来说一声, 我也正在看那个DEAL 比较好.
