前面还撰文介绍租房经验,修改合同条款。尽管极为小心谨慎,还是落入圈套。紧急求助,同时,经验教训也立此存照,供大家日后参考。
本人租房时碰到一件麻烦事,和房屋中介签的约,在合同中,中介同意补加了允许转租的补充条款。这样我才放心的把房子租下来。一套二室一厅的flat,我打算租两间房子出去,我自己留用一厅给我自己一家用(三口之家,小孩七岁,现在老婆孩子都还在国内),如果我家人过来后,这套平房内就将住到五个人。
在我搬进去了,也找到share的房客后,房东出来发难,开始说房子是组给一家人住的,不允许转租给别人。现在,她听到中介说其他两个房客都在合同上签了字后,他又改口说房子不允许住这么多人,太拥挤,说这是违法的, 说如果房客不搬出去,就不允许我的家人住进去。
明天就要和房东过招,一来我的英语听说水平极烂,来半年多了也没有大的起色,这倒在其次;主要是我对英国租房和法律没有概念,因此,明天怎么应付也没有具体的措施和方案,现在很是着急,请各位朋友友情支招,说说您的经验、经历或应对的措施。

Dear Dr
I thank you very much for your email and I am moved by your words.
Yes, I will be meeting with you @ 4.00pm on Sunday, 1st October 2006. My
apologies about the mix-up of the date.
However, there are a few thins which I must emphasise to you. these are
as follows:-
1. You are NOT allowed and NOT given permision to instal any form of locks,
whether padlocks or any kind of locks whatsoever on any of the doors in the
flat. I have sought advice and in this country, this is unacceptable. Having
said that, I will personally arrange for a carpenter to come to the flat
and put some kind of locking device in the toilet and bathroom so that when
it is occupied, whoever is outside will know. Please let me know when you
will be in so that the carpenter could visit at a time that is most convenient
for you.
2. Regarding the issue of no. of occupants in the flat once again, this
is to once again re-iterate that it is only you that signed the contract
and as such, you are the only one allowed to live in the flat. Once the
second tenant you told the estate agent arrives in the country, please inform
the estate agent who will do all the necessary BEFORE the person moves into
the flat. If anybody else lives with you in the flat WITHOUT clearance from
the estate agent, this will be AGAINST your lease agreement and, having sought
legal advice, will be detrimental to you living in the flat.
3. You are aware about the cost of the rent before you moved into the flat
and other costs involved. If you think this is too much for you, then you
it is not too late for you to move out of the flat but I must reiterate once
again, UNDER NO CIRCUMSTANCES IS ANYBODY NOT ON THE CONTRACT ALLOWED TO LIVE
WITH YOU IN THE FLAT.
4. Having this morning spoken to the estate agents, I have been told that
you said that I agreed with you that two new tenants (two females) can move
in and live with you at the flat. I HAVE NEVER AGREED THAT WITH YOU AT ANY
TIME. I have therefore informed the estate agent. It is illegal in this
country for you to live in 2-bedroom flat with your your wife and your 7-year
old child with two other tenants in a 2-bedroom flat. I will therefore request
the other two tenants that you have sub-letted the flat to vacate immediately.
