与朋友新注册了一个公司, 几个月前花11万镑在北威尓士的一个海边小镇买了一幢三层楼房. 一共有十一个room. 还付带一个地下室.(那位高手请告诉我怎样把图片贴上来) 原来是HMO (HOUSE IN MULTIPLE OCCUPATION) 住了七个人. 两个酒鬼,三个无业游民还有两个妇女(don't know what they do for living). 幸运的是在completion 前原房主已把他们请走. 但是房子里已被糟蹋得连猪圈都不如. 想必各位都没见过这般惨境. 到处一片狼迹, 一间房的ceiling 露出一个大窟窿, 一面墙没了plaster 砖头裸露在外, 好几扇窗都无法关上. 不知道这几位是怎么度过寒冬的. 值得欣慰的是屋顶还没怎么漏, 墙壁没有大裂缝. 估计一时半会还塌不了. 我们买下这幢房把那些房客请走后,周围邻居那种兴高采烈劲儿就象我们帮他们送走了瘟神. 因为整条街就这幢房住着这些人. 没事儿就端着酒罐坐在门前. 时不时还大声吵闹. 他们这一走, 整条街马上安静了很多, 房价立马就能长.

找了建筑师设计画图改为 3 套单元 (1X1 bedroom Flat. 2X 2bedroom Flat). 隔壁一家一模一样的改好后, 1 bedroom Flat 卖 6.5万镑, 2楼的2bedroom Flat 卖了8万镑, 一楼的2bedroom Flat 卖9.5万镑.
地方政府Planning Department 动作很麻利, 只用了六周就批下来了. 工程预算5万镑. 现在我们正在向银行申请development finance. 今天已告知 agreement in principle. 希望很快拿到offer. 会向各位及时通报进展.
计划过了圣诞节开工. 工期 4个月. 争取 5 月上市场.

黑眼睛说到点子上了. 做生意胆识和头脑很重要. 大部分人认为做房地产需要大笔资金.其实不然. 因为现在买房只需要10 - 15% 的首付. 以这个房子为例, 也就是1.65万镑. 我想对我们华人这实在不是一笔巨款. 即使没有这笔存款, 如果有一份工作哪个银行都会非常乐意给你贷personal loan. 对property development 我个人认为找到一个好的工程就已经成功了一半.

黑眼睛说到点子上了. 做生意胆识和头脑很重要. 大部分人认为做房地产需要大笔资金.其实不然. 因为现在买房只需要10 - 15% 的首付. 以这个房子为例, 也就是1.65万镑. 我想对我们华人这实在不是一笔巨款. 即使没有这笔存款, 如果有一份工作哪个银行都会非常乐意给你贷personal loan. 对property development 我个人认为找到一个好的工程就已经成功了一半.


OOP! 忘了回答黑眼睛的问题. 我在英国的所有投资贷款都是interest only. 目前申请的DEVELOPMENT FINANCE 要求担保人有一份固定收入, 当然CREDIT HISTRY 要好. PLANNING PERMISSION, BUSINESS PLAN, 房子破没关系, 只要VALUATION 达到要求, 银行会贷方60-70%的VALUATION + 100% 的工程费.

在to buy or not to buy节目里,以前就曾看到不少人专门在房产拍卖所竞拍背没收或由于种种原因流到市场上来的房子/property....

做的就是lz这种生意,通常这种装修工程持续不能超过半年,如果自己对装修工程懂行,就最好,可以省却不少人共。一般这种房子装修后一倒手就会有3-5万镑的利差,很是可观。我早就有心想在这方面发展,实在是苦于没有时间和机会,非常佩服和羡慕楼主的魄力与能力

既然lz只用了你们11万注册资本的1万多来买这套房,那么剩下的钱就闲置了么?biggrin.gif

谢谢关心. 说得很对呀. 控制预算开支是一个工程能否获利的重要环节. 多花一镑就少挣一镑. 如果是第一个工程对开支多少把握不大,而且还有象paquito 先生那样的一身绝技是应该自己做. 其实我的第一个工程就是自己做的. 那年月还没PROPERTY LADDER 这个节目, 主持人SARAH BEENY 也还在YORKSHIRE 做她自己的工程. 靠自己加上几个帮工. 周末加班,装完厨房装厕所, 累得半死. 咱是熬过来了. 现在知道要把这作为一个生意来经营,要做大就要把工程包给他人. 挣这些钱的目的是为了给自己换来更多的自由时间而不应该是用自己的自由时间去换取金钱. 对不起, 说远了. 本人迟钝. 经过这么多才悟出这个道理.

What are the tax implications? Do you have to pay a CGT on the profit of the resale value of the proerty?

Or if you run it like a business, you will have to pay the coporation tax of some sort right?

Tell us about your local property market. What is your expected return of this project? What is your IRR?

谢谢鼓励! 如果有利润(老天保佑会有)不用交CGT, 但要交coporation tax. 当然我会把mileage 报足, 电话费, 计算机, 和朋友喝茶的钱等等....... 预计工程回报30% (5万镑左右). Pease forgive my ignorance, waht is IRR?

我上面的意思是您仅用了11万中的一万多来买房,因为看您在此前的回帖里提到,房子的首付其实只要全款的10%左右,所以我才有此一问,注册资本中的剩下部分来做什么用了biggrin.gif

此事无关注册公司的情况,呵呵.....smile.gif

我上面的意思是您仅用了11万中的一万多来买房,因为看您在此前的回帖里提到,房子的首付其实只要全款的10%左右,所以我才有此一问,注册资本中的剩下部分来做什么用了biggrin.gif

呵我明白你的意思了. 用5 万买了一辆BMW750. 咱现在是CEO了, 得有架式才行呀. 还花了2.5万在CHINA TOWN租了一层写字楼,配上一位于36D SIZE 的SECRETARY, 加上每天喝茶什么的, 那些剩下就倒腾的差不多了. Just kidding. 公司没注册这么多资本倒是借了很多债.

偶想生孩子来着. 趁着賊还没溜走. 但她说了" 那倒霉的东西不来了. 这倒霉了一辈子, 想倒霉的时候不倒霉. 你说说我倒霉不倒霉". 所以抱不上肉蛋子了只好想法去抱金蛋子.

are you going to sell the flats as furnished? or unfurnished?
I presume you would do unfurnished...
maybe you do not mind listing the expectations that you had in mind about what the flats would look like when the conversion finishes?

不过我有个小建议,楼主是不是应该考虑sales skills?

我觉得如果sale skills好的话,能卖更多的钱,当然要雇个好的sales也不容易,而且最好还是一张local face,但是如果有了,还是蛮不错的。你觉得哪?

sometimes,好的sales至少能把售价抬高1/3!

多余的房间改成厨房和浴室. 目前正抓紧做Building Regulation Plan and specifications 以便招标. Flats will be sold unfurnished. Supposed I could stage it and sell them at higher prices but it is not in the plan so far. I actually have pictures of the building and those what flats are going to be like. But need someone to advise how to upload these pictures. Can you help?

Success or not of this project depends on how much the entire property sales. The factors affecting the sales price are:
Macro economy
Local economy
Potential of future development of the area
Location, Location, Location
Quality of your renovation
Suitability of your design of the flats/rooms
How quick is you turn the project around.
Realistic budgeting and efficient delivery (no slacking builders)
Appoint a good estate agent for valuation and sales.

"能把售价抬高1/3!"哇!发财了! 立刻拍板决定雇用 local face, 而且是好几个很漂亮的, 36D SIZE的那种.
其实我们一定会用当地 AGENT的.

我想说的,其实是卖之前,可以雇佣一些公司,代为室内设计,租用家具

昨天警察通知前门的一块小板给砸了. 想必是原来的房客回来拿东西.力马叫人把门给钉上一块厚板子加固. 房子空着就会有这些问题. 砸坏东西没关系, 反正要装修. 最怕一把火烧了, 虽然保险会陪,但会耽误工期. 再就是怕有人住到里面去. 这样得找法院要EVICTION ORDER. 当然最快的还是在江湖上雇人把他们赶走. 嘿嘿, 偶变成黑道上的人了.

btw, happy_bug, if you mean plaster, yes, there will be cracks sometimes, even if there is no constructual problem and even if your room is relatively humid

房子外观好漂亮哦. 如果能是一埬房子自己住,一定很豪华. 不过楼主为了MAXIMISE PROFIT,改成FLAT卖了也不错.
我家上个房子4个半卧室我们装修了3年半,花了3万多.还大都是我们自己装的. 不知道楼主的6万会不会够用.
我们现在装修一个BUNGALOW.楼下还没装完一半,就花了过一万了. 主要是我们换了一套全新的供暖系统.感觉装修的价钱上涨了许多. 马上我们就要做LOFT CONVERSION, 建筑师给我们的工程估计的造价差点没吓死我们. 现在心里也没谱了. 总觉得钱不够... sad.gif
