We made an offer last October and got morgadge offer on last December.
We waited for the legal title for 1 month to be satisfied (cause vendor can't provide the boiler's certificate).
We will have a twenty-day holiday (not in Uk) 10 days later.
We hope we can have completion day after we come back.
But vender said that they can't wait for such a long time and they will turn on the market again.
What can we do ?
Is anyone has any idea?

Does that mean we can't have the process keep going when we come back?

yes

you can either say no to them, or accept the price. buy & install a new boiler if necessary.

I did not get ANY certificate, so I installed a new boiler and a new fuse box.cost me 2550 in total.

My solicitor said that the boiler problem has been sorted out yesterday.
We really want to buy the house.
But 10 days for exchange contract and completion seems too be rush.
So, we think when we come back from holidy then we can have it done.

If everything has been done, you can exchange contact in 10 days, and completion in a month.That's resonalbe.If they put the house back in market , it will take them at least another 3 month to process.

exactly, 99% they are simply bluffing... but the question's whether you love the house that much to risk that 1%

Just remember, at the time of the contract exchange "vendor or buyer can set an agreeable completion day". Once that done they cannot put the house back on the market.

This is nothing about bluffing, this is a simple legal contractual agreement.

If vendor or buyer are unable to complete by the completion day, vendor can confiscate/seize the deposit vise versa.

i think the vendor threatened if LZ leave a large gap between the date of exchange contract and completion date, he/she will pull out the whole deal and put the house back on the market, which i think it's a bluffing.

of course, if anything's put on the contract, each party will have to stick to it or face penalty, which usually abt 4% above bank of england rate, but confiscation of the whole deposit's not common as you mentioned, as long as you didn't get jade goody as your solicitor.

Theoretically, exchange contract can be set as the same day as completion, and of course it can set as long as both parties agree

That is a bit strange.Is the house still the same price?I would think they probably want a better price as the house market is still rising.

If it is still the same price, and you really like it, and everything has been satisfied, then I would sugget you just buy it and miss the holiday. You can always arrange another holiday. If you try to find another one, you have to pay survey fee and solicitors fee again, and the price maybe up a bit. Holiday wouldn't cost you too much money.

We can not give up the holiday, cause we have spent about 2000 pound for flight tickets.

The holiday was planned 3 months ago.

It was supposed to have been completed after Christmas.

The vendor delayed the schedule and now they just can not wait 20 days for completion.
