Eletricity Inspection Report 出来了这是房东Offer我的，真得很感谢他们。
之前和他们约好了说要做这个Check，他们说只要时间定了下来随时都可以上门来做。而我也找了我们的Subcon替我做免费的。没想到房东说最近收到SEE的Liftlet说是免费的，所以他们做了，Report出来后，有些东西该修，Urgent的一共要800镑，房东说他们愿意付了钱把它修了，主要就是不要让我失望。
所以今天就上门拜访他们，还送了一些岫园玉器给他们，实话说他们人还真好。
之前因为Dining Room的Double Glaze有Condesation Problem，他们也修了。屋前有3棵Cuppressus Trees，这树容易破坏房子的结构，Home Buyer Report建议直接拔了，和他们说了一声，还真得给拔了。
希望买房子一切能顺顺利利的。

怎么都800镑？是不是惯例的。

Is it actually said in you Home Buyer Report that "it is recommended that the tree is removed"? is this also mentioned in Mortgage Valuation letter (a simple mortage valuation report on your mortage lender's headed paper)?

My report also mentioned about a tree next to the property, but saying "The is no obvious damage at the time of inspection, but it could damage the property's foundation in future", so the seller is not prepared to get rid of the tree for us.

Yes it is only on my Home Buyer Valuation report, says the trees immediate by the front wall which recommended to be removed. They are still small to damage the property but will grow up rapidly, consideration to be taken.
The vendor has removed it (I saw it).
Provided they are small enough, you can just remove them when you're moved in as it won't cost you to remove. Unless they are mature trees which you need application from Local Authority for removal.

另外，这些做检查的机构是不是也负责维修？offer免费的检查是不是为了给他们的维修服务铺路呢？ 如果那样是不是可信度不高？就好像给汽车做MOT一样，有些问题可修可不修，也给列出来

我的房子有80多年了。问题不大，都是小问题，不过也要800镑维修。
就是些东西松了，电线旧了，Earth Bond接的有问题等等，就看那Report标的问题，其实很简单的，可是自己是搞不了的。
Free的那种就想干一条龙的，可信度不高我不晓得，因为房主付的钱，只要他们肯付那笔钱，我无所谓。修好之后还会得到一张10年的Guarantee.
