Recently Viewed a house with a garage, one similar house in the area is 255, 000, and this one (end of terrace) is 270,000 but it is with one more Garage.

I am now thinking if I should buy one from the two.

Since there is a parking place just in front of the door, I am thinking to covert the garage to a bedroom, ( the garage is about 15 square metres) , my questions are :

1) do I need the planning permission to do it?
2) do you think a garage like this worthing of 20,000 ?

By the way, The garage is an integrate part of the house, and the upper floor of it is a first floor bedroom. not a seprate attched garage.

i think as long as it is not a listed building, you dont need planning permission.

And also i personally think an extra bedroom worth more than a garage. However, the covertion does not come cheap.

Thanks for your reply... not quite understanding your meaning. do you mean, if it is a groud floor garage without roof, then no planning permission needed? or if nothing is on the top of the garage, then no planning permission needed?

In my case, the ground floor is Lounge and garage, and the first floor are the bedrooms. one bedroom is on the top of the garage.

如果两个房子其他都一样, 但其中一个多个GARAGE, 应该是要贵1-2万的. 我这里的价格就是这样的. 如果你那个GARAGE是可以改成BEDROOM, 那比普通DETACHED GARAGE要更有POTENTIAL, 贵两万的价格应该是合理的.
