exchange前屋主是不是可以随意退出？
有什么保障buyer的办法吗？
本人目前已经做好survey，银行正式合同也开出来了，
如果屋主突然改主意，岂不是对buyer很没有保障？
接下来还要花费大笔的律师手续费，local search等等，大家通常怎么办呢？

Unfortunately there is no way to guarantee the deal until exchange of contact. Make sure to ask the estate agent to withdraw the property from the market so hopefully other buyers won't see it and compete with you. If there is a sign outside the property, ask the agent to change it from 'For Sale' to 'Sold subject to contract'. These are all very reasonable requests and can help a little bit. However there is no absolute protection in this UK system.

据说在苏格兰是不可以的。

苏格兰和英国的政策不一样，英国是没法的。
可以多多项中介汇报你和律师的进程，让中介觉得有戏唱，因为他们也想拿到Commission,他们必须达到他们的Monthly Target。所以如果他们觉得这戏有得唱，而且会是个很好的结局，他们会站在你那边帮你的。

看你买不买保险了

买房子的时候，MA会推销保险，有些保险公司如L&A，会免费送你一定的drop off insurance,忘了是不是这个名字。如果卖主推出，大概能赔偿个500镑吧，虽然不是所有的开销，但也把损失减低至最少了。

这种保险现在还有么？哪个公司有？

现在，我的感觉是买方市场。这个卖家应该担心你改变主意。现在的房子只要能卖掉。应该很少有卖家还想退出的把。

不过，你应该要求中介把房子从市场上面取下。

价钱太烂不如不卖换句话说。
8字没有一瞥的话中介也不可能堵自己的后路。

Don't think sellers would withdraw for the simple reason of finding another buyer paying higher price, under current climate. Your seller should be more stressed than you as you can pull out any minute before exchange and I don't see any reason seller being so bullish about selling. If you cannot buy, just wait and price will clearly drop and when you buy again, the price different may already cover your loss in this failed purchase. Worst case scenario what you will lose is survey + solicitor (some cases) + mortgage application (some cases), probably 1K - 2K which is small in the context of property purchase.

If one believe in the quick drop of house price, he/she should not buy one in any sense! We decide to buy NOW implying we do not believe it will drop either QUICK or HUGELY.

说一般要evaluation后才能把房子广告拿下来
所以买家绝对担很大的风险
而且卖家随时会pull out
那样的话，损失就更大

一旦房主同意并且接受你的offer,中介就因该把广告从市场上面拿下。 如果，中介不肯，你就告诉他们，你是condition offer, 如果他们实在不肯，你就威胁他们你要把offer撤掉。

不知道你的房子在什么地方，我在剑桥，这里的中介都没有那么嚣张了。基本上现在的市场，我能明显的感觉到是向买方倾斜的。我的survey做完以后，没有什么urgent的问题，我还是在找茬，又降了1000， 另外，房东还把外面墙上的下水管，又换了。

说实话，房子到底是什么趋势，估计很难有人说得清楚，但是，目前的共识，就是房子短期内不会涨，市场上面的信心不足，这个时候就是买家最好的时机，你现在不牛一点，以后肯定会后悔。
