Just come to UK 6 months, want to buy a house here, then find the follow issue:
1, interest rate is very high, Halifax 5.79, this is the best rate they can give, 3 years fixed.
2, i rent a 3 bedroom house, £650 per month, if i buy this house, about £150K, except 20% deposit, so i have to pay £833 per month (£583 is interest).
So my point is whatever the interest or rental, all are sunk cost, the difference is that you give this money to who, bank or landlord.
3, the price of house drop down this year, a £140K end terrence in a very good area, i made an offer £120K, they said OK!
4, From yesterday CNN news, they said the morgage policy is tight now, a lot of person can't borrow money from the bank since last month. I think that will influence the house price.
5, the lawyer fee and other expense are sunk cost again, whatever you buy or sale the house, you have to count it in anyway. That means if you buy this house this year and sale it in the next few years, the house price must go up, otherwise you lose this part of money.

I think now it's bad time to buy a property, the reasons are:
1. as you said high interest rate;
2. house price is standing very high;
3. Back to beginning of this year, what people discussed was weather the house price would go up or down; and the answer is not very clear for past three months since people still could get 100% mortgage if they liked to take;
4.Now when you check bbc web, more news about house price and mortgage came out; mortgage application is becoming tighter and tighter, more offers have been withdrawn..... I would like to take this as a turning point for house price, it would not take that long to be clear, I think.
5.As BBC news said, about 1million houses need to re-mortgage this year, back to 2 years ago, the interest rate was 4-4.5%, compared with current 5.75-6%, the monthly payment would increase about 25%, I donot think all of them could cope with, then more houses would come into market;
6. job loss, bbc news, 10000 jobs will be cut in finance within next three months, also some job loss in related company, I think.
7. I started to look for a house in Feb, and have monitored a few houses which I may offer, they all were still in the market, and some of asking price were dropped recently.Agent just changed the price without noticing anything;
No any sign shows house price could go up, and could not be stable when the above things happen. So it's better to wait for at least three or four months before you make a decion.

I totally agree with both of whap01 and dorazhao, my point is that now it's not good time to buy. I think things will be much clear in three or four months time, so why not hold on for a bit longer?

I donot agree with your points. I believe the property price will go up from a long term point of view. Right now the average price stands still or we say dropped a bit, but that is normal as the property market is always like that, if you look at the market history the price is always going up in a wave mode. Many people are talking about the banks tighting their morgage offer and guess the property pricess could go down. But I think now it is a good time for you to step on the property ladder becasue now it is the point of time that you can get very good price with a strong bargain. You won't be able to cut the price a lot when properties are on a seller's market.
Mortgage wise, I think you can take the type of tracker or discount mortgage. I foresee the base interest rate of BoE should go down another one or two 25 base points.

某些房子的房价在有些地方的确有在下降,可能在短期内还会掉到某些水平,这是不可否认的。可是并不是每种房子和全英国,这和商业里的Suppy & Demand有直接的关联,买房子的必须了解自己的情况。
还有如果想要分析,不能拿短期的来分析,分析的数据必须用长期的。所有的分析结果不可能都是180度直线的,有起有落这很正常,我们要看得时趋势,不是短暂的答案,除非想分析短暂的。
都说要将息,可是多家银行连声又说即使央行将息,可他们要升息。
去年这时候英华园有个很冲的声称房价会猛跌,利息也会猛跌,可是跌是跌了,跌了多少?所以我们根本不知什么时候会跌和升,要跌会跌多少?要升会升多少?什么时候跌?什么时候升?咋等?
每个人的看法不一样,而我三思而后行是必有的,可是如果有需要时是避免不了的。油价有起有跌,可是趋势是往上涨,我也不能就此不开车。

虽然boe肯定要再减息,但是市场前景不明朗银行间相互间拆息的利率很高,对买房人的贷款条件只会更紧缩,同时意味能获得贷款的人利息只能会更高。市场看跌,这2年买房用来投资的人很多是90-100的低息贷款到期了后,总会有人因为利息提高了供的辛苦,可能3-4个月以后会有不少房子拿出来卖。大多数人的心态是买涨不买跌,所以房价肯定还要更跌。
英国这10年的经济很大程度是基于房价上升带来的刺激消费经济,一但房价下跌和预期经济前景不乐观,会紧缩非必需品的开支,连带整个国家的消费经济下滑,而又使失业上升经济前景信心更差恶性的循环。房价更缺少支持。其次英国人均负贷额高于美国,如果美国目前的经济个房屋市场影响如此大,英国未必就能在这次的危机里独善其身,只是可能来的晚点,慢点。但是如果美国经济和金融危机明年好转,则英国至少信心会受惠。不过至少目前还看不到明年美国经济能好转,不过金融体系有开始可能复苏的可能。
上次90年的调整,整个周期大概有4-5年后才走出跌势,而且主要的跌幅是从第3-第4年,第一二年跌的并不多。假如下一个调整会部分参照90年的经验规律,那可能这次也有可能会调整2年,甚至4-5年。那前期的一到两年的调整幅度不一定会是最佳的买点,但是对于租房的人,还要考虑租房付出的成本加上利率上升的成本,我想我们大多数人都不是能找到免费的住所的。虽然房价跌到位赚到的钱最后都还是交给了房东,而且租的饿房子住的将就肯定也没是自己的房子住的舒服。我算了下如果要跌个3年的话,是年底或者明年是比较好点的买点。当然如果是能砍下的比较多的话,现在买和明年的价钱差不多,那肯定是早买早住早供完房的好。
Yes, from the long term view, buying a house is the best way to live in UK, but for 3 -5 years, it's difficult to decide.
Because this kind of buying has two purposes, live and investment. We have to consider the expense we spend during the buying and selling period, if we buy a house now and sell it at year3, the total interest plus legal fee, survery fee, tax, etc. That means during this 3 years, if the house price doesn't go up, at least we lose most of the fee i mentioned above.
The interest to the bank is higher than the rent to the landlord now. (2-3 bedroom)
And once you decide to buy a house, you have to spend a lot of time and energy to find this property, and then you need to renovate it, fix it, buy insurance, etc.
I mean every effort should be reward properly.
我一直觉得,持楼主这种观点的人肯定不少。我认识的一个人来英国读了博士,然后到现在工作了快6年了吧,夫妇两人,还没有小孩,一直是租房子住。另外一个,如果真到了房子价格下降的时候,资金更加充足的人肯定会买得更加多更加快,房价一会儿又上去了。所以,基于这些考虑,英国的房价很难下降很多。

很难说什么时候是买房子的好时机,因为即使大环境好,也还是很容易买到不是很好的房子。总觉得这个关键还是看房子本身和你的投资目标,不是看大环境。当然,如果经济会崩溃的话,就完全不一样了。

2.5%是All Properties Type average Cost。
2.5%只是个平均数,现在很多大房子在500k以上的如果降价一降就是100k,它对总平均房价的影响很大,如果你就想买间1bed Flat,你说这100k的数据是不是很不实际。再何况不是每个地方都在降价,要看你那区域的经济如何,房产需求大小。如果你那里经济不景气,房子需求小,那房价有下滑的可能。可是卖房的人也不是很愿意以低价出售,而导致最总他们直接的在控制房价,最坏的不过就不卖了。除非它们非卖不可,或者是Reprocess的房子,才有可能在卖方富有压力下以低价卖出。
不过总体来说,英国的房价正在下滑,可是切忌不是直线下降,可能就12个月内平均总房价只降10k?而银行现在又不愿将息,而头期又要求多了。经济利益是拉长扑短,如果楼主正好在利益那边就能得利,如果不是就啥也得不到。到头来还得看看自己的情况,不是每个人的情况都一样。
在我这房价不断的涨,没有下降的趋势目前为止,不过有明显地上涨缓慢了。我肯保证也有任何我的情况一样,房价还在涨。

I am agree that the house price won't drop down too much, but from last year until now, I eyed the 3-5% dropping in west midland, and the BBC's news verify my feeling.
And the house price in london went up 1%, because a lot of rich person from other country think it's the good time to invest in UK now, as pounds is dropping down since last year.
All I hope is the house price becomes reasonable, I mean if we compare price with other country(Rental and mortgage).
