今天看到有50%ownership的房子,象国内的房子,价格便宜,很现代的装修,请问这个50%ownership是什么意思?

就是你只是买这个房子的50%(比方说你通过贷款付款或直接一次性付款等),其余50%的SHARE是其他人的,然后你每个月就要为这50%的SHARE付房租。多数都是给KEY WORKER之类的,不过有些普通人也是可以申请的,我一个朋友刚刚买了这种房子,不过她只能买45%的SHARE,她房子价值200K,45%就是90K,所以她和老公向银行贷款了大概这个数额,每个月除了还银行的贷款,还需要交纳200多镑的RENT给持有她住的房子55%SHARE的人,当然还有SERVICE CHARGE,COUNCIL TAX等等咯

她和我说,好像是要供完全部的45%SHARE之后才可以申请加购一定比例的SHARE的

我看到这边的market有卖这种房子的
确实象各位所说,share百分之多少,然后再每月交租
如果银行贷款的话,是不是买这种房子容易点?
以后还可以逐渐买完剩下的share ownership
只是不晓得这个时候的价格怎么算?还是按原始价格么?还是市场价

Some new rules say that (a few weeks ago really new) shared ownership is now open for all first time buyer with household income lower than 60K. It was only available for key workers but given the market condition it seems like a good move. You do need to pay rent on top of your mortgage as you only own part of the property and when it comes to sell, it may become more complicated. Also valuation is another hidden problem, as far as I know shared ownership properties often are valued higher than open market counterparts, so effectively you will be overpaying slightly, even for your share.
