另外exchange of contract的时候,交10%房款及stamp duty,那其余的DEPOSIT要在什么时候交给律师?

还涉及到一些其他的什么手续?

你說的其餘的deposit是指銀行貸款的那個deposit嗎?我當時買房子,銀行貸款的deposit我也只是給10%而已,所以律師要exchange contract的時候就已經交給律師了。

如果DEPOSIT 及MORTGAGE各50%

exchange of contract的时候只需要交给律师房款的10%就可以了,那其余的40% deposit 什么时候需要从自己的帐上给律师?

余下的deposit最晚要在completion date前一天到律师帐户上,和你律师确认一下,到completion date 律师和mortgage lender要把全部余款转给卖主。

the period between exchange and completion can be 0 day or a few weeks, 3-4 weeks being normal. You can ask your solicitor to negotiate with vendor's solicitor for a completion date, of your choosing and generally vendor should be no issue with that. It can be the same day as exchange but most solicitors will not want this as it means extra work in one day for them as they have to get everything sorted in a few hours time. But don't make it too long as the market is in its downturn and price can drop significantly in a month time and you are legally bound to pay the price agreed after exchange contract which means you lose the bargaining power at all and you have to pay a price which may seem high.

如果是on chain 的房子
应该什么时候付deposit 和moartgage repayment呢?
应为现在在租房子
看到了一个on chain 的 房子不错
但是不知道他们社么时候搬走
绝对不想一边要租房子给自己住
那边还要给mortgage
象这种情况应该怎么办呢?

Deposit is payable when contract is being exchanged.
Mortgage payment starts from the completion day.

When in a chain, all the sale/purchase contacts should be exchanged on the same day so that every deal can go through. You will know if there is a problem breaking the chain before exchange. But as first-time buyer under current climate, I think you should be able to negotiate hardly with the vendor for a sale/purchase without chain if they are really wanting to move.
