礼拜六看了大学附近的一个房子,要价14w, 基本还行。中介当时就撺掇我出价,他给建议了13.25w。卖主是4年前买给孩子读大学了,现在毕业了,就要卖了。我回去查了下,当时他买成12.3w。感觉价钱还合适,就打电话给中介出了12.9w。今天下午中介回话说什么卖主愿意各让一步,13.45w。我没沉住气,还了13.2w。快下班的时候中介回话说Offer接受了。有点后悔心不够狠,不过想想算了,人家四年也没怎么赚到钱。
中介要给我介绍律师,明天给我Quote,请问各位有的律师费大概是多少啊?我功课做得不足,还要多请教大家。谢谢!

great news but be careful using the solicitor recommended by selling estate agent as they sometimes share information which may not be in your own interest. Pls get at least 3 quotes from 3 different conveyancing/law firms. The only thing you need to watch out is whether they are regulated by the Law Society. Go for the one with lowest price as in my view all the services you get are pretty much identical.

Ah, also ask for no deal no fee and you won't pay a thing if the deal falls through.

我们当时用的那个便宜是挺便宜的,就是做事情要催,我们的房子是别人新装修的,所以没有什么问题,不知道到底好不好,你要的我可以pm你

谢谢各位的回复。看房的时候中介说这个房子去年要15w+,找点心理平衡,呵呵。
之前看了附近另外一个房子,比这个多一间房(餐厅),要价16w,后来大概15.5w左右卖掉了。想想这省出来2w,可以在后面建个extension了。

Stamp Duty Land Tax: The law requires all buyers to complete a tax return form which contains over 70 questions. This form is then used by the Inland Revenue to calculate the Stamp Duty Land Tax you must pay (if any). It is the buyer’s duty to complete and sign this form. We will send you this. We are not allowed to copy, fold or automate these forms at all. They take us at least 30 minutes to complete. If, at completion, you fill in the forms yourself and return them to us in a manner we can use without any input from us then we will make charge of £35 plus vat for handling. If you require our help to complete this form a charge will be made in the sum of £85 plus VAT.

现在的房价接近4年前了?

Not a bad one. I'd expect something around 300-400 for a freehold property ex. stamp duty. Don't know much about this Stamp Duty Land Tax so cannot comment on that.

Also pls check with the firm if and how much you need to pay if the deal falls through. Some firms have no-deal-no-fee policy which is definitely worth considering.
