请教几个survey以后的问题
我的home buyer report出来了。整体上面是没有什么问题,urgent mattress 是no further investigation 是none. 读完整体报告以后, 有几个问题想请教一下。
1) 关于dampness: 原话是这样的.
There is evidence of a bitumen damp-proof course to the main walls, with a reinforced plastic damp-proof course to the walls of the rear extension. ….. 但有这么一句话:This detailing is not entirely satisfactory and presents a potential risk of damp bridging across the cavity, although no evidence of this was observed internally.
另外,还有这么一句:A distance of 150mm should be maintained between external levels and the dump-proof course in order to prevent the risk of damp penetration.
2) 关于condensation & insulation有这么一句话:current Building Regulation require insulated and underfelted roof to be provided with ventilation to prevent condensation within the roof void. 并且说:As commonly found with properties of this age, the original roof is not ventilated.
3) 关于Rainwater fittings :Rainwater fillings to the front elevation are the original asbestos cement elements with a half-round gutter served by a shared downpipe. These fittings are generally deteriorating, with stairs at the joints indicating leaks. The lower part of the shared downpipe is cracked. ---后面还有一段关于石棉的,这个到底有多要紧?
4) 关于floor: suspended floor surfaces, where walked on, were found to be generally firm and even to the tread with no signs of excessive spring or distoration. A number of floorboards are loose and would benefit from refixing or improved support.
因为整体报告上面没有什么紧急需要维修的,这几个我的感觉还不算是什么大问题,但是就是想看看这个可不可以在谈谈,有没有什么降价的可能。。对于一般maintenance consideration也只有这么写的:the repair works mentioned within the report are of a general maintenance nature and are to be anticipated in a property of this age and type, they can be attended to over a period of time by being incorporated within a normal maintenance programme.
