请问大家一般用broker还是直接找bank?

I normally go directly to lenders, after doing a bit of research online.
I've had some experience with brokers, all of which being fee-free ones (so they get paid by lenders) and I wasn't very impressed with them, for the simple reason that they were all driven by their own interests of earning commission from lenders' products so top priority would always be to earn as much as they can from recommending high commission products. Plus most of them I encountered were not good at basic math as it seemed, not sure if they were indeed bad at that or simply acting to get best commission. Anyway it's all my personal experience from dealing with fee-free brokers. Things may be hugely different if you go for an independent for-fee broker but it is more usual for remortgaging I reckon. The good thing about brokerage, as I can think of, is that when your case is not very straightforward, experienced brokers will tell you which lenders can accept your case so to save you time.
But after mortgage lending became increasingly tight, lenders especially banks are unwilling to offer good deals to brokers. Also the average time a deal is on the market has been decreased significantly and there are examples deals come and go in same week. So applying directly from lenders can be quicker in current climate.

the difference I found with bank and brokers:
I have talked to some brokers, they said they can get mortgage approved in a couple of days and survey done in a weeks' time.
but when I talk to bank, they always say a few weeks' time to deal with application
I wonder if there is any trick ....
other than that the price is about "£1000 in total

我买房的时候先开始咨询的broker，以为可以快一点，结果给我的package不是太好，我就又直接找到银行，拿到了比较满意的利率，之后银行大妈还告诉我说其实broker最终还是要从他们那里申请的，所以原理上不可能会快很多，你要不找银行的再确定一下时间？希望买房顺利！

我个人推荐是你自己先做一下调查，然后再直接找你需要的lender. 其实，银行的处理速度还是很快的，我的申请就是当天批准的，第二天就安排时间做survey,一星期以后，就收到正式的offer.
当然，一般来说，银行是不会和你多说什么，也没有什么太多的建议。让你选什么。（主要是他们只有自己家的产品）。 所以你自己先做足功课。选定你的目标，直接去谈。
