mortgage repayment insurance
经过这两天的学习,知道后面两个不一定要买
于是就打电话咨询
回复说,如果是flat,那么一般service charge里都包了building insurance
于是问题来了
这个building insurance和home insurance 到底是不是一会事?
如果不是,那两个区别是啥?

Mortgage lenders will normally ask you to take building insurance in case anything goes wrong; they may even ask for more than the amount quoted in the survey report for rebuilding the property so that they can get enough cover in worst case scenario. Content insurance is different and covers your belongs such as furniture and home appliances. Insurance companies use the term home insurance to cover both so it is understandably confusing and generally they will give you discount if buying together so many people do so because of that. If you're buying a flat and building insurance is covered by service charge, content insurance becomes optional and it's up to you to decide whether to buy it.

不敢当啊, home insurance应该在这里指的是home content insurance, 我买了, 因为包括一些损坏的补偿和一些legal cost

不敢当啊, home insurance应该在这里指的是home content insurance, 我买了, 因为包括一些损坏的补偿和一些legal cost


还有legal cost???
那就是building insurance里不一定包括legal cost了?
如果家里都是破烂家具 blush.gif ,买content insurance的意义就不大了吧
装修费也包了么?

搞活气氛好啊!!

今天又跟银行确定了一下,只有building insurance是必需的,其它都是可选的。。。。而且理论上都不影响mortgage的申请,只是legal requirement, 必须有building insurance...

当然这只是理论上这么说,如果因为没有买lender的保险,而导致申请失败,肯定得不偿失。。。所以明天又跟mortgage adviser 约好见面,看他们branch manager对我们的申请的批复。。。希望不是要我们买life insurance....

The key fact illustration of your mortgage will clearly state if a life insurance is needed when taking out the mortgage so it should be a clear yes or no answer. Also buying insurance should normally happen in a later stage when contract has been exchanged and mortgage is about to start. It is very rare that lenders will reject a mortgage application simply because there is no insurance arrangment in place.

the key fact only mentioned that building insurance is necessary. HOWEVER, my mortgage adviser said he need pass the application over to the branch manager and the manager might recommend for life insurance. I know it is not legal requirement, but now it is up to the lender to decide yes or no to the application. What else can do choose other than listen to them. sad.gif

Leasehold's building insurance is normally covered by Freeholder, but charged through Service Charge (divided between all Leaseholders in the building covered by the Freehold).

Leasehold's building insurance is normally covered by Freeholder, but charged through Service Charge (divided between all Leaseholders in the building covered by the Freehold).


our flat does not pay service charge at all... thumbup.gif

?? pls check again with your solicitor about service charge if you're buying a flat, as it's unlikely that there will be no service charge. It may be called another name but the purpose of it is to cover all the maintenance of the whole block, including repair and insurance.

Also re life insurance as you mentioned that your mortgage advisor said the manager may recommend it, I think they will ALWAYS recommend products that are optional but good to have, but you just have to think again and shop around if you need to buy. Buying insurance from mortgage advisor or even lender is normally considered as an expensive way and you can get better price and better cover from elsewhere.

Cwang, thanks for your comments.

The owner told us there are no service charge at all and I did not see any sentence about this in the title. Will double check with the solicitor. Thanks again!

As for life insurance, my mortgage adviser told us later that we could not have life insurance anyway as we do not have permanent residence. No idea why, but we did not want it in the first place.

Maybe, if the flat you bought is only two floors,shared with the other person, and share of freehold, then I think you don't have to pay service charge, unless you want to.

but again, you have to pay the maintanace fee or do the work by yourself.
