report到了,可是里面啥也没写
就说有些东西可能aging了,需要attention.
因为是flat,这样的情况,还需要再做一个home buyer report么?

no news is good news. why bother to do another one??

The report should be ok for a flat because it doesn't involve too many of structural problems. Houses are tricker and some people do get a second survey report, some times required by the lender because of problems pointed out by the first report, or volunteeringly as some lenders' basic valuation report doesn't cover details you may want to know (and that's the reason why there are 3 types of reports in general). Re the price, it is a common practice to put the same price as agreed offer price in the report, which means the surveyor is satisfied with the offer price. It doesn't do them any good if they put price higher and it is unnecessary. Lower price, on the other hand, would be a disaster for some people as you may have to re-negotiate price with vendor because lenders can only lend money according to the valuation price, so you may find yourself have to find some extra to fill the gap there.

好呀,做SURVEY 之前, MORTGAGE 公司是不是材料都没有问题材了.就等VALUATION REPORT了. 之后就可以拿到MORTGAGE OFFER 了.

银行已经受到valuation report了,但是他们说还要等我们solicitor做的一些search(mining search)的结果再送去underwriter那里批offer.

还有我们的valuation也是"SPOT ON", home buyer report 也只有几页, 都没什么问题, 主要是人家说不能检查不能accessible的地方, 而且说当时没下鱼,所以说漏水问题也不能确认. 建议请电工和水暖工来检查电路和供暖. 我们的report是5天才收到的, 总之对他们的服务不赶恭维.

Home Buyer Valuation 的 T&C说得很清楚Only Visual Inspection,不会Touch,Move,Test,Lift等等家里的一切东西,包刮如果没下雨的确是Inspect不了排雨系统和室内湿度。其实不要太介意,大部分的东西都是Maintenance问题,再好的东西你不去维护它一样会坏。

Valuation 只是一个让银行确定你的房子的价值是不是和你的offer相等或大于, 就算是房子实际上更值钱,也还是会写上你的offer的价钱,因为银行要以那个价钱为准来算借给你钱的百分比.
Valuation只是一个估价,并不是真正意义的检查,如果你对房子有疑问的话,我觉得一个survey是很值得的,并不太贵,500镑以内可以搞定. 让自己放心也确定房子没有问题,毕竟买房子是大事.

Thanks for sharing your ideas. Now, I've got to ask for more advice, (me and huby can't agree on these):

1. Survey report says no urgent issues, but suggest us to check the roof and get a quotation , seems like in need of some more bracing(means support?). Suggest to get the central heating and electricity looked into.

Me saying we should look into and get quotation and possibly get a price reduce again. Huby says we shouldn't waste the time, and worry about seller pull out cause he thinks our offer price is already reasonable enough(20% down the asking price four weeks ago)

2. A small part of the roof of the neibrough's conservatry is on the commuel wall with us, or even invading a bit of our garden..(we actually don't have a problem now, don't know if we should ask the solicitor to address this and reserve the right)

3. My huby bought quite a few insurance: building insurance, life insurance, the insurance for mending churches, which I think not neccessary. But the bank says the life insurance is free for the first three months and then you can canccel if u like. So any suggestions for insurances?

这么说吧,如果你要自己把central heating重新安装,大概是3000个胖子. 现在的问题是你们有多想要那个房子,觉得不买就会后悔,还是只是目前以来最满意的?非常非常想要,那就别管了,买吧,所有的问题都不是问题,都是花钱可以修整的.

不要担心房子会跑,现在是买房子的最好时机,市场很不景气,房价下跌中...卖方才是要担心你们不买的那,你们担心什么呀...

life insurance, the insurance for mending churches, ,是如果你们夫妻有一方死亡或失业的话,保险公司会帮你们付钱,而且还有不同种的,一种是保险公司只付你们余下的贷款,一种是保险公司付你们一笔相当于房子价钱的金额. 前一种当然要便宜些,但若是我要买我会买后者. 个人意见,保险这种事情,就像赌博,保不保完全是凭自己决定. 没有任何人可以建议你,不保,人生万一有个万一,生活会很艰难,但是也有很大可能不会有任何问题,保了,人生有个万一,你们有可能会花上大量时间和精力和保险公司纠结来争取你们应得的,也或会得到一笔救急金.

谢谢楼上,其实我自己也没什么意见。可是看大家买房都有这样那样的问题,我也觉的应该谨慎, 不知道这些问题在将来会有什么影响,生怕会有好多nasty surprises.

看的出来,我是没太所谓,丢了的话不愁找不到更好的,可老公就是认准它了,生怕得罪seller, 我觉的survey出来应该bargin一下,seller 不同意就算了,还继续按愿价买,可老公就是不让。
