今天早上接到好消息, offer 被接受 thumbup.gif

这个房子orginally on 120k, 四周前我们看的时候刚刚reduced到110k, 我们第二天给了80k(try cheeky offers, you never know), of course被拒, 然后就去度假三礼拜, 期间casually给了个88K, 还是被拒, 中介说他们最底接受100K, 但是你们还可以给其他offer给他们考虑. 等度假回来给了个92K(老公很是喜欢那房子, 在一边说咱出96K肯定能接受, 我说要沉住气), 第二天被拒, 我就回email 说, we just have to leave it unfortunately. 还跟same agent约了看另外一套房子. 两天之后, 中介说vendor接受92K, 吼吼

迄今为止对这家中介很满意,很professional, 就算有playing game,也没有很明显让人不舒服。

买房中的桶子们, 来share一下吧。

那接下来的工作怎么开展呢? 请大家指教

是要先找solicitor和surveyor做survey吗? 隔壁一家agent说可以handle leagal side, charge about 1k. 这种agent的leagal service没什么问题吧?

然后银行的mortgage申请, 银行还要自己做survey并charge 相关费用吗as stated in the offer in princeple?

have you had mortgage in principle. if not, you'd better sort it out firstly. otherwise, if you couldn't get a mortgage, it would be a waste of time for everybody. if you will definitely get a mortgage, you need to do a survey, if any faults of the house, you maybe able to re-negotiate the price further. if not, you can then find a good solicitor to complete all searches, sort out contract, prepare for exchange contract. as for agent recommended legal service, it would be down to their prices, its basic solicitor fee, if not exceeding 600-700, i would say it is fine. but, maybe necessary to the breakdown of each cost, not merely look at the solicitor's basic fee.

谢谢楼上的回复. we've got offer in princeple. but not good deals, 6.5% with 1k arrangement fee.

And the break down of the charges:
Purchase conveyancing fee 450
and the rests are not refundable including
Private local authority search 140;
telegraphic transfer fee 30;
land charge search 6;
bankruptcy search 16;
enviromental search 49;
land registry registraton fee 150;
Drainage search 49

Total: 890 +vat


Now Qs: is it reasonable?do I need to pay extra for the survey? Or this would be all the costs for us to exchange the contract.

有一点贵,不过如果service好也值得,我找的solicitors很便宜,才400,不过我的房子才78k,可能跟这个有一点原因,anyway,我的solicitors是能拖就拖,能骗就骗,我已经被折服了....所以贵一点说不定有保障...
对了,注意那个private local authority search,一般的HIP都会提供的,不明白为什么你的律师还要做
还有,如果你准备从HSBC和barclys贷款,注意他们是不接受personal search company的,必须是local authority search

890+VAT sounds OK. Though you could find some cheaper quotes, you would get what you pay for.

Is Purchase conveyancing the basic survey for the mortgage lender? If it is a basic survey, you may consider a structural survey, which would cost a few hundreds too.
