Hi there,
I am not sure about in Derby, however, there are lots of modern apartments in Nottingham to let.
Notts to Derby by car is about 25 mins. Hope this is helpful.
Yeah 25 mins, then you spend another 20-30 mins cut through the traffic of Derby ring road and back streets.
In my opinon, Derby city are rough, traffic is chaotic. The really rat-run at commuting hours. Nottingham is quite vibrant. Unless you like city living, not recommeded coz a higher than average crime rate.
You can try the surround countryside villiges, small towns . They are much nicer. Like Belper, Matlock, Tutbury etc. Some of them are at the verge of peak district, so are quite hot.

I have been in Derby for a couple of years. It is really easy to find a place like you required if you can spend a bit time to have a brief look. Don't worry, Derby is a very very small town, 30 mins for city looking will probably waste your time.
