it all depend on your landlord
there is no legal restriction on who can or cannnot rent business permises, and no requirements for what ID you need to show. But every landlord want to make sure their rent get paid. so they will ask for different info to know as much about u as possible in order to decide if you are a safe bet as a tenant
1. the bank reference
This is a common requirement. as long as the bank don't say you constantly default on you loan and overdraft, or you are blacklisted for credit card etc, it should be ok. naturaly if there are a few tenants to choose from the landlord would choose one with a good credit history.
2. Solicitor
It is expensive, if you only renting a cheap short term premises you might want to do without. BUt if you are dealing with a expensive lease, it is important to get a lawyer to make sure the contract doesn't have hidden traps. Also if you don't have solicitor, the landlord might feel you are less reliable as a businesss tenant.
