我的签证是‘理工科学生计划’。刚刚注册了一个公司。现在看好了一个店面想租。

1。房屋中介(很正规的英国中介)说租房的过程是先向银行要reference。可是我的公司刚刚成立,是不是在这种情况下,还需要我的个人帐户的reference?

2。我不明白他们要reference的目的是什么?是看我有没有很多钱,还是看我是不是个有信用的人?第二步要双方找律师,谈合同。

3。请有经验的朋友指点一下。在整个租店过程中,他们会不会查我的身份?他们有没有权利查我的身份?我不知道我这样的身份会不会有问题?还有我的签证在明年一月到期,这会不会成为障碍?

4。我银行帐户上没有太多的钱,这会不会成为障碍?

5。找律师是怎么回事?为什么租房还要找律师?一定要吗?可不可以不找?律师费用大概是多少钱?

6。我有没有可能会租不下店?如果想成功,需要注意什么问题?

Obviously your reference will not be enough because your new company have not covenant strength at all. In most case the landlord will require your personal guarantee the covenant. But your bank will also not be giving a supportive reference for you if you have not been in the UK for very long.

They won't ask for your identity, but if any problem happen, and you may have big trouble because you are not allowed to do business as a student.

You have to find a solicitor, 1000-1500 for a lease, depending on the process of the negotiation.

If the landlord is not a company and the property is only a cheap unit, you may success. But if the shop is in the prime location in high street or a shopping centre. Don't even think about it.

我的观点同上面这位差不多,我也是今年的理工科培养计划的签证获得者。我也尝试过自己开店做生意,但都不理想。主要还是身份问题。我的建议是最好找一个比较熟悉此类操作的律师,这样成功把握比较大!

1。linxbaijy, 你说的But your bank will also not be giving a supportive reference for you if you have not been in the UK for very long. 我不明白,什么是supportive的reference?在reference里银行会提供什么样的信息?会说我有多少钱?会说我是中国人?还是只会说我的信誉度?

2。johnzuo你说的:我也尝试过自己开店做生意,但都不理想。主要还是身份问题。可不可以具体说一下?你说的不理想,是指租不下店吗?那你说的身份问题是在什么时候成为你的开店障碍?既然他们不会查id那么又为何会有身份问题?

3。律师在这个问题上起什么作用?我是不是一定要向我的律师如实交待我的身份问题?还是也向他隐瞒?律师很关键吗?

4。还有顺便说一下,我会在开店不久成为dependent,所以我的障碍就是在租店的时候,真正生意做起来后,我身份是不会有问题的。

Your bank doesn't care how much money you have in you business or personal bank account. What they care are the activities of the accounts. They can only say that they have no enough information about you, and the landlord won't be proceeding with you.

Basically your bank will not pass your personal details to others. But they will comment on your financial status because you have to authorise them to do so.

Solicitors can take care your interests on the lease, and you have to have a solicitors when you sign a DEED.

Your solicitor will need your identity before starting his service because they have to make sure that you are not doing money laundray.

所以,我现在很迷惑。到底谁说的对呀?看你们的回答觉得非常难,而律师又说没有问题。我觉得从头到尾也没有什么需要查身份的地方。那为什么还有租不下的可能呢?
你们帮我分析分析。

请问心在变化:为什么你说看我现在的状况是租不下来的?如果想租下来,我应该怎么做?需要注意些什么问题?

it all depend on your landlord

there is no legal restriction on who can or cannnot rent business permises, and no requirements for what ID you need to show. But every landlord want to make sure their rent get paid. so they will ask for different info to know as much about u as possible in order to decide if you are a safe bet as a tenant

1. the bank reference
This is a common requirement. as long as the bank don't say you constantly default on you loan and overdraft, or you are blacklisted for credit card etc, it should be ok. naturaly if there are a few tenants to choose from the landlord would choose one with a good credit history.

2. Solicitor
It is expensive, if you only renting a cheap short term premises you might want to do without. BUt if you are dealing with a expensive lease, it is important to get a lawyer to make sure the contract doesn't have hidden traps. Also if you don't have solicitor, the landlord might feel you are less reliable as a businesss tenant.

based on my experience you won't have any problems to rent a shop. if some landlords refuse you, ask for others.
